What We Inspect

How to Test Water for Consumption and Inspection

Testing water for safety before it is used for drinking or in a home inspection is essential to ensure it meets health and regulatory standards.


When and Why to Test

  • Private wells: You are responsible for testing because EPA rules do not apply to them. The CDC recommends testing at least once a year for total coliform bacteria, nitrates, total dissolved solids, and pH. 


  • Municipal water: If you rent or live in a home with a public water system, you should still test if you have concerns, especially if the home was built before lead-free pipe requirements (1986).


  • Home inspections: Many mortgage lenders require water quality testing for properties with private wells. Our Inspectors can test for bacteria (E. coli, coliform), nitrates, hardness, metals, and other contaminants.


What we Test for When we Inspect Your Water Supply.

Common parameters include:

  • Microbiological:  Total coliform, fecal coliform, E. coli (indicates possible fecal contamination) 


  • Chemical:  Nitrates/nitrites, pH, total dissolved solids, hardness, metals (lead, copper, arsenic), volatile organic chemicals  


  • Other: Fluoride, radon, gross alpha radiological contaminants (if applicable)  


  • If harmful contaminants are found, consider using bottled water or another safe source until the issue is resolved.


  • We deliver a comprehensive report so you can understand the results and recommend corrective actions. 


Frequency

  • Annual testing is standard for private wells.


  • Increase frequency if there are construction near the well, known contamination risks, or if occupants are infants or immunocompromised.


Tip: We only use certified labs for official inspection or mortgage purposes, as DIY kits may not detect all contaminants accurately
